I am also an owner, but I'm very sad to say that I've experienced more issues with noise etc from residents than I have with renters. The issue with renters may differ depending on the resort - I can only speak from my own experience. At least if you suffer noise with a renter you tend to know it will only be for a week, two at most. Ear-deafening TV's for 12 hours a day and dogs barking late into the night in residents apartments happens for 52 weeks of the year. However, in fairness I have not experienced renters consisting of groups of young people, or people who come home drunk & very late - if this was the case I would certainly be unhappy. I believe the the rental market should be controlled to ensure safety compliance and taxes paid, but the reality is if you live in a tourist area then you are likely to have tourists living nearby - no different to the UK holiday resorts.
The hotel lobby is too powerful and needs controlling. The rental market also needs controlling. Air BnB have caused havoc in many countries worldwide and need to be controlled. If all the property owners had to live next door to noisy rentals rather than consider their own greed, there wouldn’t be so many comments lauding an open rental market.
I'm on Majorca now for the Easter half term. The resort is as quiet as I have ever seen it in the last 12 years ( Easter is early this year I know) but that can't be the only reason. It looks to me that the rental fiasco is indeed having the desired affect. Less tourists and more empty properties for workers to live in. However the small business owners I've been speaking to say they don't need the workers as there's no work for them . Well done those in charge .
To Anna Marie Payne. I googled "Maria Francesca Madariaga" and the name was used in what was probably a scam on Tenerife. Trip advisor forum users had posted about it .

Only Villas have been able to apply for licenses. None existed for apartments, apart from some issued many years ago to commercial apartment blocks. Most of which are now privately owned and kept their old license. Many apartment owners have been trying to legalise short rentals for 15 and mor years. This is never mentioned in articles, nor is the fact that many villas have been waiting years for their applications to be processed, only to have it stopped. Now they have to start again. I read that up to 40,000 villas were waiting, now when the new license starts in June, only 30,000 PLACES ( that’s beds) are available to both villas and apartments. The other 10,000 are for the hotels.
Totally agree with Dick and Palmadave. Opposition against companies such as Airbnb, Homeaway, etc is worldwide. The sharing economy is great, but it needs to be controlled as everything else in our society.

Social housing rental tenants from Sa Gerreria report that they raise their rent to evict them. . Some tenants of the Official Protection buildings of Carrer del Forn de Vidre and Carrer de l'Hostal de Santanyí report that the property raises the rent, to force them to go out and to be able to allocate the apartments to the holiday rental. Today for the second consecutive day, we have once again seen people lugging in the buildings.This is why we need legislation.
