Various reasons can be offered as to why there is a housing problem in Mallorca and the Balearics. For example, builders, developers and estate agents regularly point to a lack of land and to the red tape. They're right. But according to a staggering statistic produced by the Balearic government, the principal reason is that so much residential accommodation is denied to the islands' residents and to temporary workers in the summer.

In the Balearics it is illegal to rent apartments to tourists and impossible to obtain a tourist licence. The government is losing out on taxes and related licences fees because there is no way to pay. Why would anyone want to rent long term when it's possible to achieve the same income with tourists. Having had bad experiences with long term renters it's something I would never do again. I would sooner let a property remain empty. The Balearic Government have cut off a major income sauce from not allowing legal rentals of apartments.
Morgan WilliamsBy not registering them as holiday lets they don't pay the correct taxes or have proper licences. All a bit obvious. As for second home owners, they are contributing to the lack of housing.
Conversely, if the entire island population can squeeze into 60% of the housing stock, we need far fewer spaces for the homeless than previously anticipated.
Peter PerfectCan you explain how an empty property equates to "tax evasion"? Somehow, I suspect that if you had a second home here, and the authorities started poking around trying to accuse you of something dubious simply because you don't live there full time, you'd be first in line to protest. And frankly, because illegal holiday rentals are so very risky, I'm having difficulty believing these numbers in the first place. Seems rather implausible.
The number of empty properties - one opposite where we lived in Can Pastilla was a beautiful 3 bedroom, 2 bath flat that was left empty for 20 years - combined with the illegal long term and short term lets and actual holiday lets must show that the Mallorcans - or whoever owns them - are just greedy tax evaders. Time to hold a door to door census and find out who lives where and what they pay in rent and if they have a legal contract. Empty properties should be recorded and investigated as to the reason behind it being empty and force the owners to repair/rent/sell or give to the Government if they can't afford the repairs necessary. The size of the island and the size of the current out of season and in season population - without counting tourists - should give an indication as to how many properties are empty or abandoned. The trouble is money talks here and the Government is to scared to do anything about it, just look at the election promises that everyone falls for just to get scrapped when they get in. The Airport tram being a classic along with the eyesore that is the Endesa building, nothing gets done as every is scared.
